Middlesex Beach Association owns and is responsible for the maintenance and upkeep of the asphalt roads in the community. In very few cases are these roads in the exact middle of MBA property. The locations of the various utility poles are usually good guides for the border of MBA property; the poles are generally 18″ back on Member property.

In most cases, the existing asphalt dates to the mid-late 1990’s. We are starting a multi-year project to repave the pineside roads. The existing speed bumps and humps on these roads were placed rather haphazardly over the years. As we start this work, we have been evaluating the existing size, shape, locations and spacing of the various speed control devices.

When a road is paved, any existing speed bumps are removed first. Then the entire road is paved, and at the end any desired speed humps are installed. When an entire street is paved, the existing locations of our speed humps would play no direct part in determining where any new ones might go.

In October 2025, we circulated a survey to the community on this topic. We received responses members representing 94 different properties, and more than half of those wrote additional comments. Regrettably, we forgot to make clear whether we would circulate these responses to the community. So, while the Board had read and considered the responses, we will not be releasing the individual responses at this time.

Our community has a speed limit of 15 mph. Most of what are on our roads are speed BUMPS, which require a driver to come to an almost complete stop. Some of our roads have what are known as speed HUMPS, which do a better job of controlling speeds without being as annoying to traverse. Common standards call for such speed humps to be spaced between 350′ and 500′ apart. (For reference, most pineside properties are 140 wide; three properties are 420′ wide.)

Short Road seems to have more “attempted through” traffic than other pineside roads, so we are planning to install four speed humps at a spacing of about 385′. Click HERE for specifics of the proposed plan. We are NOT paving this road this spring.

The entirety of pineside Addy Rd will be paved in the spring of 2026; the existing speed bumps (all of which are along the first half of the road) will be removed first, then after a new coat of asphalt, three speed humps will be installed. Our community survey did not reveal any reports of significant speeding along Addy, so we will place these every four properties, or 560′. Click HERE for specifics of the proposed plan.

In addition to the above noted 2026 paving work, we will also be repaving Beach Plum Rd south of Addy Rd and East Evergreen Road. Seal coating will be undertaken on two pineside roads, and all parking and pedestrian markings will be repainted. Timing of these projects to be announced, but we hope to have this work completed before April 30.
