A memo regarding the drainage project undertaken by the Board beginning in 2021 is linked here. Ron Thomas has led the project for the community and worked with a number of state and local employees with expertise in drainage, as well as with our contractor, LH Excavating. Please read the memo as it outlines the work that has been done by Ron and answers questions you may have.
We have also worked hard at making and cultivating relationships with the governing agencies that have the expertise, knowledge, and history of water and land use in this part of Delaware. The staff of these agencies have been generous with their willingness to share information, provide advice, and give of their time to lead the efforts to ease the drainage and water problems in the Pine Side of MBA. These relationships have expanded and borne fruit. Last week, DelDOT began work to install new culverts where none were before, and clear culverts that were clogged or non-functioning. Their next steps are to clear the ditches on the east and west sides of Kent of debris and overgrowth.
We continue to work with DelDOT and DNREC to ensure the Kent Ave. work is completed and done properly.

Guard Shack | Drawings
DNREC, the Fire Marshall and Sussex County have all approved the Guard Shack at the current location by the walkway at Bridge Rd. The Utility Department must approve the sewer hookup before the building permit will be approved. I am currently working with the Utility Department to complete that process.
The Guard Shack is ready to be demolished. The water and electricity have been turned off and the sewer disconnected. The contents of the shack and the storage box have been removed.
Construction will begin once the sewer connection has been approved, which we hope will occur very soon.
We have worked closely with a variety of County, State agencies, and contractors. Local architect Greg Hastings has been generous with his advice, time, vision and creativity. We are grateful to all of the people who have understood the need for speed and who have helped us in this process.

Property Management Company
After very careful consideration and much deliberation, the Board decided to hire a new property management company. Effective April 1, 2023, Solutions Property Management, will become MBA’s property management company.
Solutions is a local property management company owned by Cathy McCallister. Solutions is selective about the types of communities it serves, and its focus is on communities with single family homes in the local area. They pride themselves on service, the network of relationships they have with vendors and contractors, and being present in the community.
Hope Wagner, MBA’s property manager with CAS, came on Board to work with MBA in March 2020 just a week or so before the COVID-19 pandemic became widely known. It was a very difficult time for the Board to learn to maneuver in a new environment and a very challenging time for a new property manager to learn how to work with and serve a community. We thank Hope for her commitment to MBA and the work she has done on our behalf. We wish her the very best.
