Dune Road Paving Update

We’d like to take this opportunity to provide an update on the paving of Dune Road.

As you may be aware, we have been discussing the paving of Dune Road for several years (for more information see previous Board Communications published on our website and prior newsletters).  Earlier this year members of the Board met with several concerned residents that live on Dune Road and other residents that live elsewhere in the Community.  It was agreed that there were sections of Dune Road where the sub-surface was degrading.  Therefore, in addition to repaving Dune Road, these 24 areas of Dune Road need to be excavated and repaired before the road can be repaved.

The actual repaving is expected to take a full day.  This means that vehicular traffic will be restricted on the day of paving.  Residents and contractors will have the opportunity to arrive or leave in the morning and again late afternoon (before and after the paving commences).  Access will be denied the rest of the day while the paving is in process.

We do not yet have a date for when the road will be repaved.  We hope that the project can be completed in December 2018 when this will have the least impact on residents and guests.

We will provide as much advance notice as possible, but the exact timing is weather dependent.  During the day of paving, vehicles may be parked on the east side of Beach Plum.  There is additional street parking between Route 1 and Beach Plum on both Bayberry and Addy.

As part of the repaving process, the edges of the road will be milled.  This is anticipated to have two intended benefits.  The first benefit is that it will allow existing driveways to be tied into the new road surface.  The other benefit is that the slight slope that is created is intended to allow storm water to drain from the road bed.

The finished paved road will be in the same footprint as the existing road.  Existing driveways will not be restricted and should not be disturbed.

At one time, the western edge had a gravel apron but this gravel has disappeared from many sections of the road.  The western edge of the road will be excavated and a fresh apron of rolled gravel will be installed.  This apron will extend westward by up to 42 inches.  This entire section of gravel will remain on community property.  The goal for refreshing and installing the gravel is to enhance drainage, prevent erosion, reduce the pressure on the road edge, and allow more room for cars to park.  This will allow a safer passage width for emergency vehicles, reduce stress in the western edge of the road and hopefully provide for quicker drainage of the road.  It may also allow for less water to flow onto several properties that receive more runoff after heavy storms.

Please note that this gravel edge will not impact any driveways.  It may impact mail boxes.  As we write this, we are not aware of any trash enclosure that would be impacted.  If a trash enclosure is impacted, it may be required to be moved westward.  If you have a concern, please contact the Board.

The other important point is that the gravel will only be placed on MBA property.

The markings for parking spaces will not be added until the Spring.  Painting at this time would require that the lines be repainted in the Spring.  When the lines are repainted, it is intended that the lines will be in the same approximate location as the current lines.

The quoted cost for this project is $73,000.
