At the September 2017 Community Meeting, various community members expressed concerns about the proliferation of rental properties and the perceived impact that such properties were having on the Middlesex Beach community.
At the September Board meeting, several community members submitted a petition to the Board requesting that the Board institute a rental fee of 6-8% based upon the gross receipts received. The Board has discussed this Petition, has consulted and met with its Attorney, and has now rejected the Petition because the Board does not currently have the authority to impose or levy such a fee.
Subsequent to the submission of the Petition and solicitation for feedback, the Board heard from many Members who were opposed to such a fee. The Board does not, however, have a sense as to how many property owners would be in favor and how many would be opposed, but the Board recognizes that each side is passionate. The Board also believes that the Petition is based on various Members’ views concerning several interrelated issues.
Therefore, the Board will be sending a survey to all Community Members and will be hosting several workshops in January, February, and March 2018 (further details to be announced). The Board will be looking for community feedback on the following issues as our community focuses on the future:
- Usage of beach
- Parking
- Size of houses
- Occupancy limits for houses
- Limits on the number of bedrooms for houses
- Floor to Area Ratios (FAR)
- Rental fee
The Board recognizes that these topics are serious concerns for many, and that different Community members have strong views on different sides of these issues. We believe that these topics should be fully discussed in organized forums that are open to all Middlesex Beach Owners before the Board takes any actions. The Board understands that some members will not be able to participate in these workshops because of timing, distance, illness, other commitments, etc. To ensure that their voices will also be heard, the Board also encourages written comments and views on these important topics. The Board will communicate details on members’ participation, whether in person and/or in written form, as soon as this workshop/input process is developed.
